- Value your property in relation to current market conditions.
- Match your property through our extensive tenant database
- Market your property with detailed particulars on the major property portals, our own website and in our prominent window display in our town centre location.
- Arrange and accompany viewings.
- Provide weekly feedback of enquiries and viewings
- Interview and assess prospective tenants.
- Communicate with you on all offers, providing as much detail as possible on interested applicants to ensure we find a tenant to meet your requirements
- Negotiate tenancy in line with your instructions.
- Check credit, employer and previous landlord references of prospective tenants
- Obtain and screen guarantor (if applicable).
- Co-ordinate the start of the tenancy.
- Draw up relevant tenancy agreement and corresponding notices
- Arrange for a gas/electrical test/EPC to be carried out.
- Compile an inventory/schedule of condition
- Collect first month rent and dilapidations deposit
- Organise standing order for the payment of monthly rent direct to you.
- Issue tenancy termination notice and co-ordinate possible extension or re-let.
- Arrange notification of Utilities
- Register deposit with the Tenancy Deposit Custodial Scheme, or co-ordiate the paperwork for an alternative scheme if this is your preference.
Full Management - Let us take over the day-to-day stress of managing your investment. In addition to all the services received on the Let Only option Ark, will also
- Collect and forward rent
- Chase any late payments, pursue guarantor and keep you fully informed
- Take further necessary action in the event of arrears to include service of relevant notices
- Prompt and accurate accounting with detailed statements
- Act as your tenant’s contact for all property management issues.
- Ensure the tenant compliance with the obligations of the tenancy
- Resolve repairs quickly and efficiently, first liaising with you where possible
- Arrange the annual gas safety certificate
- Inspect your property regularly providing you written feedback and photos where necessary
- Liaise with other professionals in connection with the letting of the property.
- Check your tenant in and out of the property providing a written report.
- Deal with the return of the tenant’s deposit and arbitrate as to any dilapidations claim.
- Assist with any insurance claim
- Supply an annual statement for ease in submitting tax returns
