- Location, location, location—if you aren’t familiar with the area, seek advice (not necessarily from the Agent selling the property!) - Properties should be finished to a high standard but practically (don’t choose cream carpets). A modern kitchen & bathroom will not only achieve a higher rental but it is likely to rent much quicker. - Be aware that the property may have void periods—can you afford to cover the mortgage without rent coming in? - Remember the difference between gross and net yields. - Be aware that you are responsible for maintaining the property—ensure you have funds in reserve in case of an emergency repair. - Buy to Let should be regarded as a medium/long term investment. - Take advice from a reputable Letting Agent about local market demands. - Don’t let personal taste affect your judgment—bear in mind market trends.
