TENANTS Whether you are looking for
one bedroom town flat or a five bedroom detached country house for rental then
Ark Residential Letting Ltd can help you. We cover the south coast from
Eastbourne to Fairlight and inland to the more rural villages. Our office is open from 9am
to 5pm Monday-Friday and 9am -12noon on Saturdays. So we can usually make you an appointment to view
a property at a time to suit you. Once you have booked your
viewing you need to be aware of the following: Viewings If you like the property you
will have to make a fairly quick decision, rental properties move very
quickly, so it is sensible to take with you the means to put down a holding
deposit (£150.00) – cash or personal cheque.
The holding deposit will ensure that the property is ‘put on hold’
while your application is being processed.
This means that no one else will be shown the property while we carry
out our referencing checks. You
will be asked to complete an application form (Letsure
Form) which
should be returned to us within 48 hours of putting down your holding deposit.
If for any reason you decide not to take the property or fail
referencing, the holding deposit will not be re-funded.
Alternatively if the Landlord decides not to proceed with the let your
holding deposit will be re-funded. The
holding deposit will form part of your damages deposit Length of Tenancy The minimum term is usually
six months. When you sign a
tenancy agreement for a set period, you are responsible for the rental for
that period, even if you decide to move out before the tenancy has ended. Referencing We use a company called Letsure for our tenant referencing, they will contact your employer to confirm your position and salary, your current landlord to ensure you are up to date with your rent and looking after the property. They will also contact your bank and do an on-line credit check which will give you a credit score. If you have any County Court Judgements (CCJ) or bad credit history this will show up. Move-in Day On the day your tenancy
starts, an appointment will be made for you to come into our office to sign
your tenancy agreement and relevant paperwork.
You will be required to pay one month’s rent in advance, a damages
deposit equivalent to a months rent plus
£50/flat
and £100/house (minus the holding deposit) and
an administration fee (to cover the cost of referencing and the tenancy
agreement.) This sum needs to be
in cleared funds, either a bankers draft or a building society cheque. You will then be given keys to your new home. Damages Deposit This held either by the
Landlord or the Agent as Agent of the Landlord. Ensure that you fulfill your obligations stated in the
tenancy agreement to leave the property in the same condition it was in at the
start, or deductions will be made from your deposit.
These will include thorough cleaning.
If you have moved furniture, return it to where you found it at that
start of the tenancy. Following your check-out which
will include an inventory check and condition inspection, provided there are
no missing items or damages, your deposit will be returned as soon as
reasonably practicable. Rental Payments Your
rent is collected by standing order, direct from your bank account.
The rent will be collected every month on the rent due date.
If you move in on the 1st of the month your rent will be due
on the 1st day of every month.
It is your responsibility to ensure that you have sufficient funds in
the account when the standing order is due to come out.
Repairs The
majority of our properties are managed by us – so any repairs should be
reported to us. We will then get
permission from the Landlord to proceed with quotes/repairs.
We have a team of reliable contractors.
If we do not manage the property you will report any repairs direct to
the Landlord.
